WHAT WE DO

Shared Direction Conveyancing are the New Build and Shared Ownership Specialists, sharing your journey into home ownership

Our service

Our main specialism is New Build Shared Ownership, where we act for more buyers each year than any other law firm in the country. In each of our offices, our dedicated new build teams also act for clients buying outright or through discount purchase price schemes. Furthermore, all of our lawyers have a wide range of conveyancing experience and can assist with all types of residential property work.

Why choose us?

Buying a home is an exciting time, but can also be quite daunting, especially if buying for the first time. Aside from our unparallelled expertise, you can rely on us to make your purchase as simple and trouble free as possible. At SDC we pride ourselves on communicating with our clients clearly and concisely, progressing your case through to exchange and completion as swiftly as possible.

Your initial enquiry

Our new business team will handle your initial enquiry and will provide you with a competitive, transparent, fully itemised quotation, as well as answer any questions or concerns that you may have.

If you are buying a new build property, you can obtain a personalised, competitive, fully itemised quotation online within a couple of minutes by clicking here. You will also get the option to get a quote for any related sale transaction. If you want a quote for something else, please call us on 0808 273 0273. Our new business team deals with all initial enquiries and can answer any questions or deal with concerns that you may have.

What happens after you choose to instruct us

The new business team will guide you through the process of getting us instructed and will arrange for your file to be opened. You will then be passed to your dedicated conveyancing team, based in either our Canterbury, Birmingham or Wells office. The team will consist of a lawyer and a case officer, who will be your day to day contact in the process. You will also be introduced to our compliance team, who deal with the ID and anti-money laundering checks that we are required to do.

The conveyancing process

We appreciate that the conveyancing process can seem complicated and rather daunting, especially if you are a first time buyer.
We therefore recommend you watch this short video which explains, very simply, the various stages in the conveyancing process.
Please take 5 minutes to watch the video, It should help you understand the work that we do on your behalf.

Journey to exchange and completion

As you will see in the video above there are a number of areas that must be satisfied before we can exchange. There will be quieter periods while we are busy acquiring the relevant information, but we will send SMS updates to mark key stages of the transaction.
There are many parties involved in your purchase such as agents, housing providers, other solicitors and mortgage lenders, and we ensure that excellent levels of communication are maintained with all of these, so we are all working together towards the same shared goal of exchange and completion.

Charity Lotto

As well as supporting a number of local charities, we also support Mental Health UK (Registered Charity no 1170815) through the Conveyancing Foundation’s Charity Lotto.

All our conveyancing clients have the opportunity to enter into the lotto which is designed to generate revenue for charity and to offer you the opportunity to win £500.00 towards the cost of your conveyancing.

If you choose to enter the lotto, we will add a £10.00 cost to the sums we collect from you on completion of your transaction (this will be shown on your Completion Statement).  £1 of your donation will go towards the lotto and the remaining £9 (plus Gift Aid) will go to the Mental Health UK charity.

We hope you will join us in helping this beneficial cause.
